bradley&lacy first opened their Letting Department in 2000 and from the outset we have built a reputation for diligently sourcing quality tenants for our landlords and professionally managing them thereafter.

We manage a large and varied portfolio of property, over a wide area, centering in Worthing, extending west to Littlehampton and east towards Lancing.

We believe that spending that little bit of extra time and effort finding the right tenant helps to ensure a successful tenancy and a happy landlord.

* WE WILL reference all tenants to a strict criteria.

* WE WILL carry out regular inspections

* WE WILL ensure all repairs are carried out by approved tradesmen, at a
   competitive price and only with the landlords permission.

* WE WILL check tenants out diligently ensuring any damage is repaired or
   paid for.

* WE WILL, at the tenancy end negotiate a smooth transition to the new
   tenant. Minimalising vacant property time.

12% inc VAT + Set Up

All of the above plus

  • Regular inspections 
  • Co-ordinate repairs to a value agreed with client and settling accounts from rents received.
  • Taking reasonable action in the name of the Landlord to pursue rent arrears. Bradley and Lacy are not responsible for any recovery costs.
  • Check the tenant out of the property and assess dilapidations.
  • Demand payment from tenant in cases whether there are insufficient funds in the security deposit to meet dilapidations.

10% inc VAT + Set Up

 

  • Inspect your property and give advice on its rental potential
  • Prepare marketing material and extensively advertise the property
  • Accompanied viewing of property
  • Introduce prospective tenants
  • Obtain credit and other references
  • Create Assured Shorthold Tenancy Agreement.
  • Prepare detailed inventory and schedule of condition (additional cost required)
  • Take suitable deposit and hold in separate account to be protected by TDSL.
  • Collect monthly rent and pass on cleared funds minus agreed commission to the Landlord.
